A Broker’s Opinion of Value (“BOV”) considers the current market and property conditions that effect the value of a property. Pertinent information needed to complete this is property income, expenses, physical condition, deferred maintenance and any other information related to the property. This process is usually undertaken when an owner is seriously considering selling the property. BOVs provide useful guidelines for values but are not appraisals.
